Just a stone's throw from Lake Trasimeno, wine estate of 11.3 hectares for sale. DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES


The main farmhouse (260 sqm – 2,798 sqft, 5 bedrooms and 5 bathrooms) is the oldest building of the complex and houses three apartments. The rooms have been created through a careful renovation of the old cellars and stables, recovering the stone rooms with splendid masonry arches that make the restaurant suggestive Umbrian charm.

 

Also accompanying the accommodation is a multifunctional building (210 sqm – 2,260 sqft) with a billiard table, table tennis table, maxi television and tables for playing cards. The building has a service bathroom, storage room and a panoramic terrace with a wide view of the Umbrian-Tuscan border.

 

The 12 × 5 m swimming pool has a uniform depth of 1.50 m. All around is an area equipped with sun loungers, deckchairs, chairs and gazebos that can accommodate up to 70 guests at the same time. There is also a room used as a pool bar and a large room used as a changing room and pool bathroom. At the rear of this building are the laundry/ironing room and the linen store.

 

The wine cellar (500 sqm – 5,380 sqft) is equipped with spaces, equipment, machinery and more, enabling all the processes of wine-making to be carried out. The building is made up of several rooms, interconnected to form a single body independent of the other company activities, all strategically positioned below street level.

The rooms that compose it were built at different times, the oldest part of the premises housing the barrique cellar with annexed tasting area and storage room for “vintage” wines. The most recent room, built in 2009, is intended for the labelling and storage of wines in cartons.

 

The property also has building permits (1,100 sqm – 11,836 sqft, already approved by the land use plan) for the reconstruction of a large shed once used for cattle breeding and two parallel buildings for pig breeding.


EXTERIOR AND WINE PRODUCTION


The vineyards (8.1 hectares), created since 2000, are registered as Trasimeno DOC and Umbria IGT. The vineyard area is destined for the cultivation of various selected clones of Merlot and Cabernet Sauvignon (2.5 ha), Sangiovese (2.6 ha), Chardonnay (1.5 ha) and Pinot Blanc, Tocai Friulano and Sauvignon Blanc (1.5 ha).

 

The company produces the following wines:

- Umbria Rosso IGT: Merlot 85%, Cabernet Sauvignon 15%.

- Umbria Rosso IGT: Sangiovese 90%, Merlot 10%.

- Umbria Bianco IGT: 100% Chardonnay

- Umbria Bianco IGT: Pinot Bianco 85%, Tocai Friulano 10%, Sauvignon Blanc 5%

- Umbria Rosso IGT: Sangiovese, Merlot, Cabernet Sauvignon 55%, Malvasia Nera 45%

- Umbria Rosé IGT: Sangiovese 55%, Ciliegiolo 45%.

 

The land not planted with vineyards (approx. 3.2 ha), is an asset of the estate and an integral part of the receptive activity, as is the large park bordering the farmhouses.
