DESCRIPTION OF THE BUILDINGS

The property is made up of various buildings, for a total surface of 2,633 sqm (28,330 sqft).

The main building (696 sqm – 7,489 sqft) is laid out on two levels. It includes storage rooms, wine cellars, rooms for residential use, company cafeteria and office with half bath. Behind it, there are five silos, each with a capacity of  600 hectoliters, and two large horizontal wine presses.

A secondary structure (170 sqm – 1,829 sqft) is attached to the main building and includes a bottling facility and some of the offices of the business. The outside cellar (112 sqm – 1,205 sqft) can contain up to 1000 hl of wine. Then there is a warehouse with a garage (275 sqm – 2,959 sqft) hosting the agricultural vehicles.

The small villa (90 sqm – 968 sqft) with outbuilding (30 sqm – 323 sqft) is made up of four rooms and is fitted with a garden and a small vegetable garden. It is equipped with independent heating.

The country house N°1 (340 sqm – 3,658 sqft) needs a thorough renovation and is split between two floors: at ground floor there is a storage room, while on the first floor there is an apartment to be finished with a wonderful view over the towers of San Gimignano.

The country house N°2 (320 sqm – 3,443 sqft) is split between two floors, each housing an independent apartment, is made up of a total of 12 rooms and is surrounded by a garden.

Lastly, the property is completed by a building under construction (600 sqm – 6,456 sqft) structured partially above ground (400 sqm – 4,304 sqft) and partially underground (200 sqm – 2,152 sqft). It could potentially offer 5 apartments in the above-ground section (80 sqm each) to be used as part of a hosting activity, keeping one of them as a master apartment.

EXTERIORS

The property covers a total surface of 45.9 hectares (113.4 acres).

Wine production, bareback of the estate, can rely on approximately 18.2 hectares vineyards registered as Chianti Colli Fiorentini DOCG. Vines have been plated for the most part after 2012, with some older plants bating back as far as 2005. Most of the wooden stakes have been replaced in recent years.

Following up is the olive grove (2.0 ha) with 450 olive trees, wth both centuries-old and young plants.

The remaining part of the estate is covered in arable land (21.4 ha) with cereals (wheat, broad bean, barley, oat...). Part of these fields could be easily planted with vines to further increase wine production. Finally, 4.0 hectares are covered in woodland and used to produce high-quality timber with alders, walnuts and cherries.

Given its international division and its size, the property can be used both as a wine estate and for residential use. Furthermore, there is the possibility to convert the farmhouses into tourist accommodation buildings and to increase the production of wine, by planting more vineyards.
