FEATURES: ceramic craquelure, reinforced concrete frame, panoramic view, sea view, terraces, aluminum fixtures, travertine solarium, swimming pool
Not far from the beautiful Sperlonga and with an incredible view over the Vesuvius and the Isole Pontine, this modern 230 sqm villa (3 bedrooms) is a unique property. Built around an already existing reinforced concrete frame, the building was thought with low consumes in mind (class A4).
Further enriching the property there are a 2,500 sqm plot of land with olive trees and a beautiful 8 × 3 m Infinity swimming pool.
A short distance from the beaches of Sperlonga (13km; 20’) and Gaeta (12km; 30’), the villa is a real architectural jewel, with luxury finishes and a unique design.
The villa (approx. 230 sqm – 2,475 sqft) is laid out onto two floors organized as follows:
- Ground floor: ample open space with living room, dining room and kitchen, laundry, storage room, bathroom, technical room, double bedroom and guest bedroom (or alternatively a studio).
- First floor: entirely occupied by the master bedroom, it is made up of double bedroom, walk-in closet and bathroom. The walk-in closet can be easily converted into a children bedroom.
“The Mediterranean atmosphere I imagine” says the architect Cherubino Gambardella “is stark, sharp and contradictory, and I would like to project it on al-Idrisi’s double planimetric fragment, and fill it with out-of-scale elements and sharp inaccuracies, large red traces and powerful wires to express everything we have read but could not bend to our will”.
The idea at the base of the building was to create a building with a unique appearance in the Mediterranean area. The structure was realized by enclosing a pre-existing reinforced concrete frame which became (in some way) part of the internal furniture. The resulting building, pointy and extremely modern in design, was thought to be as much conservative as possible with regards to energy consumption and it is thus covered in a ceramic craquelure hiding an extremely efficient insulation system. The entire villa is placed upon an orange ceramic base, while the same material also covers the niche with access to the building. Doors and windows are made out of aluminum while the shutters are made out of steel with small slots.
The look of the building recalls a military bunker, with slanted surfaces intended to deflect shots and well visible corners.
The original concrete frame (now enclosed in the building) was located between two simple pines, sole trees of the garden, while just around there were a few olive trees and rhododendrons. After the realization of the villa, the owners decided to plant a few fruit trees to increase the garden’s prestige. The pool of the property (8 × 3 m) is encased in the travertine surface used as solarium.
The terraces of the house, entirely made up of reinforced concrete, offer a unique view over the Vesuvius towards the south and the Isole Pontine towards the north.
The villa is perfect as a private residence if what you are looking is peace and quietness a short distance from the sea and the beautiful archaeological sites surrounding Sperlonga. The property is currently run as a hosting business, and it is possible to keep the activity running on.
