DESCRIPTION OF THE BUILDINGS

The farmhouse (350 sqm – 3,766 sqft) is laid over three floors organized as follows:

- Basement: cellar, storage room and bathroom;

- Ground floor: kitchen and ample living room with windows and sitting room with fireplace, dining room, bathroom and closet;

- First floor: staircase room, four bedrooms and two bathrooms, hallway; going up a few steps there are a living room and a kitchen.

The farmhouse can easily be split into two apartments, respectively with three and one bedroom, or used as a B&B / Agriturismo.

The old stables (roughly 100 sqm – 1,076 sqft) complete the property.

STATE AND FINISHES

The building, a typical building of the Umbrian countryside, is in good conditions and perfectly habitable. Stone walls have been plastered and painted outside, while inside some of the rustic features have been preserved unaltered (such as wooden beams and fireplaces). The living room on the ground floor is extremely bright thanks to its ample windows.

EXTERNAL AREA

The farmhouse is surrounded by a well-maintained garden and by 4.9 hectares of land. Here we can also find an ample olive grove (roughly 280 trees) and a lake to be used for irrigation.

Just outside the main building is located a paved barbecue area with oven. The property boasts currently no pool but it is possible to build one.

It is also possible to buy further land, up to 33.7 ha, registered as arable land (20.0 ha), grazing land (2.7 ha), olive grove (2.1 ha) and woodland (8.9 ha).
