Right in front of Campiello di San Tomà, in sestiere San Polo of Venice, restored apartment inside a Byzantine palazzo. The building (295 sqm) features a characteristic 95-sqm private courtyard with water portal and includes a master apartment with 3 bedrooms and a guest apartment with one bedroom on the ground floor.

The location of the palazzo is very convenient, not far from the Ponte di Rialto and close to all the necessary services, including the San Tomà vaporetto stop. Santa Lucia train station is just a kilometer away on foot and allows quickly reaching the mainland.


DESCRIPTION OF THE BUILDING


The palazzo features exclusive access through the bridge crossing Rio di San Tomà. The main doorway opens into the beautiful courtyard with portico. At its center is the original well of the palazzo and on the canal-side a water portal to enter the building by boat.

On the northwestern side of the courtyard, two doors lead into what once was a storage room recently converted into a cozy guest apartment (72 sqm – 775 sqft) made up of living area, bedroom and bathroom.

From the courtyard, an Istrian-stone staircase leads to the piano nobile (223 sqm – 2,399 sqft). While going up, the bare walls shifts to a fresco that, albeit incomplete, represents a trompe-l’œil balustrade overlooking the courtyard. The door at the top of the staircase opens into a small entrance room leading in turn to a spacious living area. From here one can enter the kitchen with dining area, a bedroom at the corner and a hallway to the sleeping area, made up of a master bedroom with en-suite bathroom, a bedroom, a studio and a bathroom.


STATE AND FINISHES


The palazzo, which is clearly inspired by the Venetian Byzantine style, has maintained its original shape pretty much intact, with the central courtyard and the exposed reddish brick walls. The loggia on the piano nobile has been closed with windows, increasing the livable surface and allowing a better heating of the house. The last renovation dates back to the 2010s and since then the building has been carefully maintained.

The ceilings can reach a height of up to 5 meters (16 feet) on the piano nobile and features some beautifully decorated wooden beams. The floors are paved with both the typical Venetian graniglia and parquet, both with colors that mix very well with the dark-toned beams.

The huge windows at the entrance, closing the old loggia, ensure great brightness to the living area of the palazzo.
