DESCRIPTION OF THE BUILDING

The country house (250 sqm – 2,690 sqft) is currently split into two apartments with independent access but could be used as a single residence. On the ground floor there are a garage, a rustic kitchen and a bathroom.

- Apartment N°1 (first floor): living room and open space kitchen, bedroom with en-suite bathroom, bedroom with terrace and independent bathroom;

- Apartment N°2 (first and second floor): entrance hall, living room, kitchen, two bedrooms, studio and bathroom.

HISTORY, STATE AND FINISHES

In the place where nowadays is the country house there was in the Middle Ages a watchtower, located so that it could easily keep an eye on the valley. Once the tower was no longer needed, it was probably partially demolished and its remains used to build a countryside church.

In 1999 the abandoned building underwent a complete and very conservative renovation, needed because of the many stratifications of the house. It was decided to keep the look of the castle pretty much unaltered whenever and wherever possible, by reusing original material and only placing new ones where no other way was available. With the occasion, the country house has also been enlarged thanks to a permit issued by the municipality of Umbertide and the interiors have been reworked to improve its livability.

The house was then equipped with modern systems, among which solar panels (both photovoltaic and for warm water), heat pump and an alarm system with cameras.

EXTERIORS

The country house is surrounded by roughly 5,000 sqm of garden with roughly 100 olive trees to produce a small quantity of oil for private use. Right in front of the country house, there is a convenient graveled apron where one could park vehicles.

The location of the building, approximately 450 m above sea level, offers an incredible view over the underlying Niccone Valley and, in the distance, over the Tiber Valley.
