ORGANIC WINE ESTATE FOR SALE IN OSTUNI, ITRIA VALLEY


In the heart of the Itria Valley, between the municipalities of Ostuni and Martina Franca, a 10.8-hectare wine farm with trulli and a small Agriturismo. The property (over 1,100 sqm) has been entirely renovated and includes several residential buildings and a fully equipped wine cellar. The IGT vineyard (7.3 ha) is worked using organic methods and can produce up to 140,000 bottles of wine per year.

The property is sold complete with buildings, processing equipment and cellar stock.

The farm is in a very convenient location, not far from the sea and close to all necessary services (4km; 5'). Marina di Ostuni, on the coast, can be reached in about half an hour by car, as can famous historical centers such as Alberobello, Locorotondo and Ceglie Messapica.


DESCRIPTION OF THE BUILDINGS, CONDITION AND FINISHES


The pride of this portion of the property is the wine cellar (575 sqm – 6,187 sqft) completed in the early 2000s. In this regard, it is important to bear in mind that buildings of this kind are extremely difficult to construct today due to regional laws protecting the territory. The building includes a wine bar, a showroom with a service bathroom, a tasting area for guests, an event hall, an administrative office and, of course, all the rooms for processing the grapes, ageing and bottling the wine.

 

The residential portion (595 sqm – 6,402 sqft) of the estate includes the owner’s home (4 bedrooms and 2 bathrooms), an Art Nouveau villa (2 bedrooms and 2 bathrooms, used for guests) and a group of renovated trulli (1 bedroom and 1 bathroom). These buildings are all complemented by a garden, parking area and equipped outdoor areas.

 

The property is completed by a 20-kWh photovoltaic system installed in 2020, an artesian well connected to the water source at a depth of 400 m (with a 24-kW lifting pump), and a 45-kW generator capable of powering all the systems in the absence of electricity.


EXTERIOR AND WINE PRODUCTION


The farm consists of approximately 10.8 hectares (26.7 acres).

 

The backbone of the farm is the Valle d'Itria IGT vineyard (7.3 ha), which the company processes directly for the production of three different wines (white, red and rosé), for a total of about 140,000 bottles a year. An area for the production of sparkling wine is currently planned. The varieties currently present are Cabernet Sauvignon (1.0 ha), Malvasia Nera (1.0 ha), Susumaniello (3.3 ha) and white grapes (Verdeca, Bianco d'Alessando and Marchine – 2.0 ha) typical of the area. The training system is Guyot and spalliera (about 3,000 vines/ha) and the new plantings have all been designed to allow mechanized harvesting.

The company currently produces the following wines:

- Valle d'Itria Rosso IGT (€ 15.00): Susumaniello 100%

- Valle d'Itria Rosso IGT (€ 12.00): Cabernet Sauvignon 70%, Merlot 10%, Malvasia 10%, Susumaniello 10%

- Valle d'Itria Rosé IGT (€ 10,00): Susumaniello 100%

- Valle d'Itria Bianco IGT (€ 8.00): Verdeca 45%, Bianco d'Alessano 45%, Marchione 10%

- Grappa (€ 22,00): Susumaniello 100%

The production of quality wines is ensured by a considerable day/night temperature range and the karstic subsoil covered by red soil, poor in nitrogen but very rich in potassium and boluses.

 

The farm has been operating under an organic regime since 2008 (the year it received official certification), without the use of chemical fertilizers and GMOs: the aim was to create an ideal ecosystem for the integrated management of the farm.

 

The rest of the farm is cultivated with an orchard/garden (4,900 m2) and an olive grove (1.7 ha) as well as a wood (1.2 ha) with a park of over 100-year-old oaks and a karst cave.
