THE MAJESTIC VILLA LA SFACCIATA FOR SALE IN FLORENCE, TUSCANY

On the hills of Florence, with a panoramic view over the city center and the Certosa del Galluzzo, majestic manorial villa with park and pool. The building (over 2,800 sqm) belonged in the past to the noble Florentine families Vespucci, Antinori and Capponi before being bought, in the early 20th century by tenor Amedeo Bassi. Finely restored, the property is the typical Florentine villa, with frescoed halls, 12 bedrooms and 17 bathrooms. The 17.7-ha plot of land surrounding the villa includes a 17 × 7 m pool and an ample olive grove (16.9 ha).

Services are all available in the nearby town (3km; 5’) but Florence is also reached in no more than 10 minutes by car. The whole Tuscany, with its historical cities and breathtaking landscapes, is nonetheless easy to roam.

DESCRIPTION OF THE BUILDING

The manorial villa (2,800 sqm – 30,128 sqft, 12 bedrooms and 17 bathrooms) is located on top of a hill and enjoys a unique 360° view ranging from the city of Florence to the surrounding hills.

- Basement: ample historic cellars, ideal for events, conventions and ceremonies, bathrooms, technical rooms, cellars and storage rooms;

- Ground floor: entrance hall, ample reception halls (with finely decorated ceilings 7-m high, original terracotta floors and stone fireplaces), five bedrooms with en-suite bathrooms, kitchen and bathroom;

- Mezzanine floor: wardrobe, laundry and bedroom with bathroom;

- First floor: living hall, dining room, two kitchens, bathroom and four bedrooms with en-suite bathrooms;

- Second floor: two bedrooms with en-suite bathrooms, lofts.

The building also boasts an enviable history: in 1427 the land and a few buildings on it were registered in the possession of the cadet branch of the Vespucci family. The villa we can see today was built in the 16th century, incorporating older buildings whose traces are nowadays barely visible.

In 1550 the villa was “gifted” to the Antinori family as a dowry and in 1627 the property was expanded by building a few annexes. The renovation of the main body ended with the painting of the main hall on the ground floor, where one can see the members of the Antinori family who had been involved in the political life of Florence.

In the mid 19th century the villa was bought by the Capponi family only to be then bought out first by the Facdouelle family and later by tenor Amedeo Bassi in the early 1900s.

During World War II the tower was destroyed by Allied bombings and then rebuilt, in an exaggerated 15th-century style, on the project by the architect Nello Baroni.

EXTERIORS, USE AND POTENTIAL USES

The villa with the boundaries of the land highlighted in red

The villa is surrounded by approximately 17.7 hectares of land. All around the villa is a well-maintained garden with a 17 × 7 m swimming pool. The majority of the land (over 16.9 ha) is covered in a olive grove for the production of excellent extra-virgin olive oil. From the park there is also a breathtaking view over the Certosa del Galluzzo and the city of Florence.

From the road, a gate opens into the tree-lined graveled avenue leading to the panoramic terrace surrounding the villa on three sides.

The villa, thanks to its notable size and stunning features, is perfect both as a private luxury home and as a prestigious headquarter for a renowned company. Alternatively, the surface is also more than suitable to convert the property into a luxury boutique hotel on the hills of Florence.
