DESCRIPTION OF THE BUILDINGS

The main villa (164 sqm – 1,765 sqft, 3 bedrooms and 3 bathrooms) is a stone building dating back to the 18^th century and structured on two floors. The main door, set at the top of a short external staircase, opens onto a central hallway that leads on one side to the kitchen and on the other to the large living area with dining area. The staircase in the entrance hall then rises to the second floor: the landing gives access to the master bedroom with bathroom and walk-in closet, a second guest bedroom, a service bathroom, and a lovely bedroom with en-suite bathroom set beyond a suspended glazed corridor. There is a plan (already approved and just needing to be renewed) to expand the main villa by creating several glazed rooms at different points of the building that would also incorporate the garage to create an additional bedroom with bathroom, and a large living area in the gap between the two buildings and a spacious kitchen.

  FLOOR PLANS OF THE HAMLET

Behind the main villa, along the internal driveway bordering the building, there is a spacious garage (24 sqm – 258 sqft) where one could comfortably shelter one car and the gardening equipment.

Under the paved terrace surrounding the farmhouse is a wellness center (80 sqm – 861 sqft, 2 bathrooms) with a gym, sauna, changing rooms for guests, service bathrooms and laundry.

On a higher level of the main villa one finds guesthouse A (56 sqm – 603 sqft, 1 bedroom and 1 bathroom), structured on a single level and composed of a large living room, kitchen with dining area, bedroom, bathroom and two small closets.

Near guesthouse A is the well/technical room equipped with water purifier/softener. Behind this room is a cistern for storage of water from the well.

Guesthouse B (41 sqm – 441 sqft, 1 bedroom and 1 bathroom), on the other hand, is located slightly downhill from the main villa, in a quiet and private location perfect for guests. Structured on one floor, the building consists of large living area with kitchenette and bedroom with en-suite bathroom and shower.

Just before guesthouse B is a generator (30 kW) enclosed in a small stone building.

A storage room (8 sqm – 86 sqft), workshop (23 sqm – 247 sqft) for tools and an orangery (34 sqm – 366 sqft) converted by the current owner into an office/private studio complete the property.

EXTERIORS

The property is surrounded by an elegant 9,450-sqm (2.3 ac) park characterized by sinuous lines, paved terraces, and gravel paths connecting the various buildings. Slightly downhill from the farmhouse is the 10 × 5 m tiled swimming pool with salt purification system (thus chlorine-free) and stone-paved sunbathing area overlooking the surrounding green hills.

Also in the park are about 50 olive trees that can be used to produce up to 60 kg of excellent extra virgin olive oil each year.
