In the hills of Umbria on the border with Tuscany, in the municipality of Umbertide, is a villa with annexes and wellness center. The various buildings of the property (about 430 sqm) are all in excellent condition and recently renovated: the main villa and two cottages house a total of 5 bedrooms and are very suitable if you want to accommodate guests. The 9,450 sqm park surrounds the buildings and includes 50 olive trees and the 10 × 5 m swimming pool.

A grocery store is available in the nearby village (5km; 10’) while for other amenities one must reach Niccone (15’) or Umbertide (20’).

The E45 motorway then opens the way to southern Umbria and Rome, while to the west one quickly reaches Cortona (33km; 45') in Tuscany. Perugia airport is just a 45’ drive from the property.


DESCRIPTION OF THE BUILDINGS


The main villa (164 sqm – 1,765 sqft, 3 bedrooms and 3 bathrooms) is a stone building dating back to the 18th century and structured on two floors. The main door, set at the top of a short external staircase, opens onto a central hallway that leads on one side to the kitchen and on the other to the large living area with dining area. The staircase in the entrance hall then rises to the second floor: the landing gives access to the master bedroom with bathroom and walk-in closet, a second guest bedroom, a service bathroom, and a lovely bedroom with en-suite bathroom set beyond a suspended glazed corridor.
