On the hills of Tiber Valley, a short distance from Pieve Santo Stefano, we find this 108.0-ha farm with Agriturismo and equestrian facility. The bovine breeding farm allows exploiting the produced meat for the Agriturismo, while the equestrian facility offers interesting educational and sports opportunities for the guests. The ample spaces are ideal for events and celebrations.

Services are all available in the nearby town (7km; 10’) but the most notable towns of Tuscany and Umbria can nonetheless be reached in less than two hours (Sansepolcro, Caprese Michelangelo, Città di Castello, Arezzo, Cortona, Siena, Florence…). The see is quickly reached as well: Rimini is just 1h 25’ away by car.

The closest airport is in Perugia (87km; 1h) but the terminals in Florence, Bologna, Ancona, Pisa and Rome are almost as convenient.


DESCRIPTION OF THE BUILDINGS


The buildings of the estate, each with its own measures and the number of bedrooms and bathrooms

The master house (890 sqm – 9,567 sqft, 17 bedrooms and 13 bathrooms) is made up of four apartments (each made up of living room, two bedrooms and bathroom), nine bedrooms with private bathroom, two ample living room, storage rooms and cellar.

STATE AND FINISHES


The buildings of the estate have been restored by respecting their original materials and look, with non-invasive interventions and with an eye to the environment. The buildings are all made out of local stone, well-insulated and fitted with ventilated rood and complying systems (electric, hydraulic, heating, fire-extinguishing and services for disabled people). The agricultural buildings are in excellent shape as well, also considering they are more recent. The old asbestos roofs have all been replaced with last-generation insulating panels.

 

The farm is equipped with four 3 kW counters (single-phase), two 6 kW counters (single-phase) and a 10 kW counter (three-phase), all connected to an 18-kW photovoltaic system located on the roofs and providing energy to the whole property.

 

Water supply is granted by two natural springs connected to filtering tanks and underground cisterns, leading the water directly to the buildings. One of the springs also replenishes a small pond usable for irrigation.


EXTERIORS, USE AND POTENTIAL USES

The farm covers, in its entirety, a surface of approximately 108.0 hectares (268.1 acres), almost half of which covered in coppice woodland (50.0 ha) and walnut grove (8.0 ha). Arable land (roughly 35.0 ha) is cultivated with cereals and fodder. The remaining surface is covered in grazing land for the animals (15.0 ha) and chestnut grove (0.5 ha).

Just to have an ideal of the potential, the farm currently owns 25 cows (Chianina/Limousine crossbreed) and sells the meat directly in the estate via the butcher workshop in the property.

The property is currently operational as a farm and Agriturismo thanks to the many bedrooms available and the possibility of offering the meat processed directly in the estate to the guests. The ample outdoor spaces and the presence of a restaurant (up to 140 seats) are ideal if one would like to use the property for events and weddings.
