DESCRIPTION OF THE BUILDINGS

The country house (340 sqm – 3,658 sqft, 5 bedrooms and 4 bathrooms) is currently split into four independent units. On the ground floor are three small independent apartments for the guests (rented mainly during summer) while on the upper floor is the owner’s house. On the ground floor, with separate access, is a spacious laundry with bathroom.

- Apartment C: bedroom, kitchen and bathroom.

The country house is built around an old watchtower that has been restored and progressively embedded into the new building. Inside, the country house still features all the typical traits of rustic buildings, including the beautiful vaulted ceilings in the ground floor bedroom, old terracotta floors, wooden beams and stone walls that have been cleaned and valorized with the last renovation.

The old drying barn (35 sqm – 377 sqft), located not far from the country house, has been converted into a breakfast room with a bar corner and a reading area on the gallery.

EXTERIORS

The country house is surrounded by approximately 5,400 sqm of fenced and well-maintained garden. The trees dotting the green areas offer great shade and many spots where one can relax in the hot summer days. Below the farmhouse, on a paved terrace, is the 14 × 5 m swimming pool overlooking the surrounding countryside.

The remaining surface (roughly 1,400 sqm) is located beyond the road and is planted with fruit trees such as figs and cherries.

The unpaved road leading to the country house (just 500 m) is in excellent shape and well maintained.

USE AND POTENTIAL USES

The property is currently used both as a private house by the owners and as a small accommodation business (B&B), renting the three bedrooms on the ground floor and the breakfast room. It is worth noting, however, that the floors of the country house are all connected by stairs and it would be very easy con convert the building back into just a private home if one is not interested in carrying on with the rental business.
