At the border between Umbria and Tuscany, in a secluded place deep into the flourishing green, on top of a hill, we find this wonderful rural hamlet with excellent potential. The many buildings (4,670 sqm) are in various state of conservation but could easily be restored to establish a cozy boutique hotel. Over 220.0 hectares of agricultural land with lakes complete the property.

The property grants quick access to the most renowned and interesting cities of central Italy (Città di Castello, Cortona, Sansepolcro, Anghiari, Assisi, Florence, Rome…). The closest airport is Perugia San Francesco (52km; 50’) but the terminals of Florence, Forlì, Ancona, Pisa, Bologna and Rome are equally convenient.


DESCRIPTION OF THE BUILDINGS


The property includes a 16th-century villa (980 sqm – 10,545 sqft) to be restored, several partially restored country houses (totaling 900 sqm – 9,684 sqft) and a few other restored and fully habitable country houses (750 sqm – 8,070 sqft).

 

The old stable has been restored and is made up of a single room (which includes a double bed and a kitchenette) plus a bathroom. Outside, the building features a private garden.

 

The restoration of the tobacco drying-barn allowed creating two independent apartments:

- Apartment A (ground floor): living room with double sofa-bed, kitchen, double bedroom and bathroom;

The barn of the property has been fully restored and is now a cozy villa made up of entrance hall (used as a living room) with kitchen and double sofa-bed, double bedroom, gallery with a single bed and two bathrooms (the one close to the bedroom boasts a whirlwind tub). The building boasts a private garden on the front.

 

Finally, country house N°2 (tastefully restored)hosts a nice and ample apartment made up of a living room with sofa-bed and fireplace, kitchen, two bedrooms and two bathrooms (one with sauna the other with whirlwind tub).

 

A short distance from the main complex one can also find country house N°3 (1,090 sqm – 11,728 sqft) with a rural annex (115 sqm – 1,237 sqft) and country house N°4 (780 sqm – 8,393 sqft) with a shed (55 sqm – 592 sqft). The four buildings are currently unused and need a full restoration.


STATE AND FINISHES


The property has been partially restored, only the villa and its courtyard need some restoration (they have already been interested by conservative works). All the buildings are structurally sound.

The charm of the place is really unique: one can find beautiful high-quality wooden beams, vaults, brick-built arches and a beautiful original 18th-century fireplace.


EXTERIORS


The property is surrounded by a 10.0-hectare (543.6 acres) park including a conventional garden, a fruit garden, a chestnut grove with 200 productive trees, a 14 × 7 m swimming pool, lakes and a small Roccolo (a hunting position). This portion is fully enclosed by a fence.

The rest of the property spans over 210.0 hectares of land covered in vineyards (3.0 ha with Sangiovese, Merlot and Chardonnay vines), olive grove (12.0 ha with 3,000 trees of Leccino, Frantoio, Moraiolo, Dolce Agogia and Morcona cultivars), the remaining portion of the chestnut grove (15.0 ha), arable land (40.0 ha with cereals and various herbs) and mixed woodland (140.0 ha).


USE AND POTENTIAL USES


The property is registered in the register of tourist operators of Umbria and is certified as an organic company by AIAB (Associazione Italiana Agricoltura Biologica). A request to establish a hunting reserve in the property is currently pending. Given its position and its exposure, the property is particularly suitable for specialized agriculture and cattle breeding.

The area is also rich in water: the property includes five small ponds and the buildings are all supplied by several natural water springs. Some of the systems are to be replaced and/or upgraded to comply with European regulations.

Once fully restored, the hamlet can be used either as a private residence or as a luxury boutique hotel thanks to the ample size of the buildings and the nice park surrounding them.
