On the hills of the Tuscan countryside, in the province of Arezzo, beautiful 80-hectare estate with hamlet used as Agriturismo, resortChianti vineyard and olive grove.

Easily reached via the municipal road network and close to a town with all the services (4km; 5’), the estate grants a quick access to the most interesting and renowned towns of Tuscany: Arezzo (32km; 40’), the medieval Siena (38km; 45’), the Renaissant Firenze (58km; 1h), the two wine towns of Montepulciano (58km; 1h) and Montalcino (69km; 1h 10’), Colle Val d’Elsa (62km; 55’), the papal Pienza (64km; 1h 5’) and the turreted San Gimignano (85km; 1h 20’).

The most interesting section of the estate is without a doubt the vineyard (12.5 ha), 50% of which is registered as Chianti. The estate doesn’t produce wine on its own but relies on an external cellar for processing grapes (based on the value imposed by the guidelines, the estate could produce up to 80,000 bottles of wine per year).

Roughly 800 trees are already in production, while the remaining trees have been planted in recent years and are still entering production.

 

These are followed by woodland (42 hectares with coppice and high wood) and arable land (6 ha). Finally, we find gardens and unused land (13 ha). A 4,500 sqm private lake offers enough water for irrigation.

The estate is fitted with a tennis court, a five-a-team soccer field and an 18 x 9 m swimming pool.


USE AND POTENTIAL USES


The property, thanks to its ample size, is an excellent marriage between farming (wine and oil) and hosting business. The ongoing works on the multipurpose building will offer, once completed, a fully-fledged high-capacity restaurant with a fully equipped kitchen, a wine bar for tasting and a conference hall for events. The existing restaurant/wine-bar (249 sqm – 2,679 sqft) could at this point be converted into a wellness centre with gym and sauna/emotional shower.
