On the hills in the vicinity of the Tuscan Tyrrhenian coastline, in the province of Grosseto, well-established wine estate and cellar with 10.4 hectares of vineyard.

Located in one of the most fascinating areas of Tuscany, on a hilly position midway between the seaside and the Apennines, this property is easily reached thanks to an excellent connection to the municipal road network via a short well-maintained unpaved road. All the necessary services are located in the nearby village (3km; 5’), while several cities of Central Italy are within easy reach: Siena (113; 1h 25’), Florence (182km; 2h 20’), Orvieto (101km; 1h 50’) and the wonderful Rome (168km; 2h 10’). If you love the seaside instead, a short distance away you’ll find Grosseto (28km; 30’) and Punta Ala (85km; 1h 10’).

DESCRIPTION OF THE BUILDING

The building (ca. 1,390 sqm – 14,956 sqft) is located on the slope of a hill, so it looks asymmetrical depending on the point of view. The building includes a great cellar and two apartments, all laid out onto three floors. The ground floor is reserved for the cellar, which is not visible from the eastern side (the direction the entrance road comes in) since it’s partially underground. On the first floor, accessed through a portico, there are two nice-sized independent apartment (ca. 90 sqm each) for a total of 3 bedrooms, 2 living rooms, 2 kitchens and 2 bathrooms.

 

 

STATE AND FINISHES

On the outside, the building is visibly an agricultural structure and the presence of two pleasant apartments on the first floor is recognizable by the portico visible on the side. On the inside, the cellar is pretty simple, with concrete floors, painted masonry walls and metal roofing. The two apartments, even though they still have visible steel beams on the inside, are nonetheless enriched by nice finishes.
