Not far from Grosseto, in the heart of the Tuscan Maremmawine estate with state of the art cellar and vineyards for sale. The estate also hosts a farmhouse built on the remains of a Roman-age building.


DESCRIPTION OF THE BUILDINGS


The cellar (2,426 sqm – 26,104 sqft) was designed by the famous architect Enrico Sartori and is entirely built underground in a modern style. It hosts all the rooms and equipment needed to process grapes, produce and age wines and store the bottles. The cellar (currently rented out to a winemaker) could use a few works (mainly painting) to get back in its original shape.

 

The ground floor of the building, designed by the architect Cini Boeri and offering a stunning view over the Ombrone Valley, hosts a nice meeting room (60 seats) and an ample tasting room (100 seats) with a professional kitchen (40 sqm).

 

The farmhouse (210 sqm – 2,260 sqft), restored by the architect Cini Boeri which gave it its minimalistic style, is built on the remains of an old Roman thermal bath, whose foundations are still visible in the lower part of the building. The farmhouse is currently unused. It includes three bedrooms, one with fireplace and en suite bathroom, two independent bathrooms, large kitchen with dining room, living room with fireplace and adjoining rooms.

The residential part is completed by a stone annex (48 sqm – 516 sqft) and an elegant pool with solarium and Jacuzzi, surrounded by a perfectly maintained garden with pool house (30 sqm – 323 sqft)


EXTERNAL AREA AND WINE PRODUCTION


The underground cellar and the vineyards are currently rented out with an annual contract to another winemaker. In case of sale, this contract can be rescinded at the end of the year. It is worth noting there is no wine in stock in the estate, so the production must be started from scratch and would require some time to produce new wine (especially the Riserva type).

 

The estate includes 45.4 hectares divided among vineyard (27.8 ha), olive grove (5.5 ha with a production of olive oil of approximately 2,000 bottles a year), grazing land and arable land.

 

The vineyard includes several varieties of vines: Sangiovese (69%), Syrah (8%), Chardonnay (7%), Cabernet Sauvignon (5%), Vermentino (4%), Alicante (4%) and Fiano (3%). Of these, 2 hectares of vineyard need to be replanted.

Vines (the majority of which has a south-east exposure) are pruned-spur cordon-trained with planting distances of 2.30 x 0.80 m and 2.50 x 0.80 m.

 

The yearly production of the business could reach up to 140,000 bottles of wine (potentially, at full regime, a total of 250,000 bottles) of the following types:

 Montecucco Sangiovese DOCG: 12,000 bottles (100% Sangiovese)

 Montecucco Rosso DOC: 40,000 bottles (100% Sangiovese)

 Maremma Toscana Rosso IGT: 66,000 bottles (100% Syrah)

 Rosso Toscano IGT: 35,000 bottles (60% Sangiovese, 40% Syrah)

 Montecucco Vermentino DOC: 11,000 bottles (100% Vermentino)

 Bianco Toscano IGT: 8,000 bottles (50% Chardonnay, 50% Fiano)
