GEOGRAPHIC POSITION
On the hills around Marostica, within easy reach of the “chess town“, in the heart of Veneto, in a hilly location with panoramic views, 350 metres above the sea level, estate with partly finished farmhouse surrounded by an olive grove among centuries-old stone walls.
The estate, which is set in a strategic location enjoying a particular microclimate all year round, is within easy reach to the most beautiful towns and villages in Veneto: the town of Marostica, famous for the game of chess, its castles, the IGP cherry festival, the well-known bike itinerary of the Giro D’Italia, only ten minutes’ drive away; in fifteen minutes you can reach the town of Bassano del Grappa with the Bridge of the Alpini and the Grappa museum; Asiago with its exclusive golf club with a 18 hole golf course, approx. half an hour away; it takes one hour to get to the towns of Vicenza, Padova, Treviso, Venice and Verona or the Venetian villas of the Brenta Riviera and the Spa town of Abano Terme. The seaside resorts of the Venetian Coast are one hour away. The main national and international airports in Veneto are 70-80 minutes away.
The view over the Castello Superiore di Marostica is stunning and when the sky is clear, you can see Padova and Venice and you can glimpse the Venetian lagoon reflections.
Given their locations, the farmhouse and the olive grove enjoy absolute privacy and give you relaxation.

DESCRIPTION OF THE BUILDINGS
The farmhouse consists of a 400 sqm farmhouse on two levels, which was built in the last year.
On the ground floor there is a cellar with room to store the olive oil produced here and a machinery shed with two separate entrances. On the first floor there are six rooms that can be used according to the buyer’s needs. The first floor is served by a stone staircase, which is set in a centuries-old wall.
There are already the projects and the business plan to create an Agriturismo – organic Agriturismo/Relais in the six rooms on the first floor, which would include three suites with mezzanine floor and private bathroom, eat-in kitchen, a guest bathroom accessible from outside, a reception, a boiler room and a large porch with exposed beams.
There is the possibility to build an infinity pool next to the farmhouse.
In front of the farmhouse there is a large square with a panoramic path that could become a multifunctional path: it is possible to arrange events, al fresco dinners by candlelight, BBQ, yoga, Pilates and stretching courses.

Since the building is partly finished, the buyers can complete it or change its use as he prefers.

STATE AND FINISHES
The building was built using reinforced concrete on the ground floor, reinforced masonry on the first floor and is currently finished to a builder’s finish both internally and externally; it has to be completed according to the buyer’s needs. The building was built between 2015-2016, with a thermal insulated and ventilated roof, external wall insulation to prevent water infiltration; the electric system and the central water system can be already installed.
There are, moreover, two underground rainwater tanks (5000 liters in total).

EXTERNAL AREA
The property has a 20,0000 sqm park/olive grove with more than 600 olive trees, of which 50% are Leccino and the rest Maurino, Pendolino, Leccio del Corno (24 years old) in full production and other 80 olive trees of Rasara and Frantoio, recently planted. There are also 30 organic cherry trees.
The olive grove is located among 2.500 metres of centuries-old stone walls dating back to the 18th century, better known as “Masiere”, which protect the olive trees and make the olive grove  unique; they have been recovered recently (2013-2015) with their own stones worked with the chisel.
The extra virgin olive oil produced is registered as organic olive oil and it is being bottled in dark glass 250 ml and 500 ml bottles. The produced olive oil is unique for its very low acidity, the richness of polyphenols, the delicate taste and the fruity aroma. Approx. 140 quintals of olive oil are produced with an average yield of 14%. In the last year about 3,500 500-ml bottles plus 1,200 250-ml-bottles have been bottled. The company has solid and well-established clients (both national and international): 5-star hotels, Michelin-Starred restaurants, luxury delicatessen and mountain restaurants, especially in Northern Italy. Moreover, the olive oil is being exported to Japan and Thailand by international buyers.

USE AND POTENTIAL USES
The farmhouse can be used as private home or tourist accommodation, in particular as organic Agriturismo/Relais or prestigious restaurant.
Furthermore, since it is can be divided into different units, it could be converted, for example, into the headquarters of an organization or into ceremonial rooms.
The farm could increase its productivity by creating cherry jam – as there are already organic cherry trees – olive oil creams and by creating a vegetable garden in the surrounding hills.
