CASTLE FOR SALE IN PIEDMONT WITH WINE CELLAR, VINEYARDS BARBERA AND GRIGNOLINO
In Piedmont, in the province of Alessandria, in an area famed for its excellent DOC wines, castle with vineyards, arable land, park and garden.
In 2014 the vineyard landscapes of Langhe-Roero and Monferrato became a UNESCO World Heritage Site.
The castle is located on the edge of a small village, which can be reached on foot, in an exclusive and panoramic position, and it enjoys excellent privacy.

DESCRIPTION OF THE BUILDINGS
The property is made up of the castle with towers and 3 garages, 3 country buildings, barn, tools and agricultural machinery sheds, in addition to Barbera and Grignolino vineyards, arable land, woodland and park.
The castle dates back to the 17th century, measures 2471.2 gross square metres and is laid out on five levels, composed as follows.
Lower ground floor: old cellars with brick vaults.
From this level you can reach the main entrance on the ground floor through an internal staircase.
Ground floor: the whole floor is used as living area, which looks out directly onto the garden. This floor is divided into two areas, one area with pantry, kitchens, hallway, two entrance rooms, storage room, bathroom and dining rooms, and another area including halls, sittings rooms, dining room, study and entrance room, all connected.
First floor: ten bedrooms, six bathrooms and a wonderful, original and intact library, as well as five balconies.
Second floor: a part of this floor is for residential use and the remaining part of the floor is made up of a large attic room.
Third floor: further attic room.
The castle has four staircases: a service staircase, which begins in the cellars and goes up to the top of the main tower, the main staircase at the centre of the building and other secondary staircases.
A wing of the castle is currently occupied by the housekeepers. In the past the castle used to be divided into two parts and inhabited by two different families.
The three adjacent secondary buildings, which have a total surface of 959.93 square metres, could be used as independent houses or adjoining buildings of the castle. They have all their own access.

STATE AND FINISHES
The castle is in good condition, however it needs some renovation works.
The property is surrounded by perfectly maintained gardens and park of about 0.8 ha and by approx. 8.7 ha of land, of which 3.5 ha of Barbera e Grignolino vineyards, 5 ha of arable land and 0.2 ha of woodland.
USE AND POTENTIAL USES
The old cellars, on the lower ground floor of the castle, can be used again as wine cellars for the production and exposition of wines.
The remaining part of the castle could be converted into a luxury hotel for vacation, meetings or events.
Given its size and the four staircases, the castle can currently be inhabited by only one family or be divided into living units.
